Terms of Service

1. The service

StayEngine is a cloud-based Property Management System (PMS) and direct booking platform that lets accommodation owners take reservations directly from guests, manage availability and rates, receive notifications, and accept payments.

2. Accounts

To use certain features you must create an account. You are responsible for keeping your login credentials secure and for all activity that occurs under your account. You must provide accurate information and keep it up to date.

3. Subscriptions & billing

Paid plans are billed on a recurring basis according to the plan you select. Fees are charged in advance. Your first subscription payment is covered by our 14-day money-back guarantee, subject to the conditions in our Refund Policy; subsequent renewal fees are non-refundable except where required by law. We may change pricing or plan features with reasonable notice. You can cancel your subscription at any time; cancellation takes effect at the end of the current billing period.

4. Acceptable use

You agree not to use the Service to:

• Violate any applicable law or regulation.
• Infringe the rights of others or upload unlawful, harmful, or misleading content.
• Attempt to gain unauthorized access to the Service, other accounts, or our systems.
• Interfere with or disrupt the integrity or performance of the Service.

5. Bookings & payments

StayEngine provides the technology that enables property owners to take direct bookings and payments. The contract for any stay is between the property owner and the guest. Property owners are responsible for their own listings, pricing, policies, and the fulfilment of bookings.

6. Intellectual property

The Service, including its software, design, and content provided by us, is owned by K DOT O Co., Ltd. and protected by applicable laws. You retain ownership of the content and data you upload, and grant us a limited license to use it solely to operate and provide the Service.

7. Disclaimers

The Service is provided on an "as is" and "as available" basis. To the maximum extent permitted by law, we disclaim all warranties, express or implied, including fitness for a particular purpose and uninterrupted or error-free operation.

8. Limitation of liability

To the maximum extent permitted by law, K DOT O Co., Ltd. shall not be liable for any indirect, incidental, or consequential damages, or for any loss of profits, revenue, or data arising from your use of the Service.

9. Termination

You may stop using the Service at any time. We may suspend or terminate access if you breach these Terms or use the Service in a way that may cause harm to us or others.

10. Governing law

These Terms are governed by the laws of Thailand. Any disputes arising from or relating to the Service shall be subject to the jurisdiction of the courts of Thailand.

11. Third-party platforms

StayEngine is an independent software product developed and operated by K DOT O Co., Ltd. References to third-party platforms (such as LINE, Booking.com, or Airbnb) are for integration or compatibility purposes only and do not imply endorsement, sponsorship, or an official partnership unless explicitly stated.
